We are a property research and consulting office. Our work is research and data: finding every filing on a property, connecting the records, counting what repeats in cases like it, and telling the owner when anything changes.
The result is the Homeowner Research Document, built around one property and the people who own it.
We have spent twenty years with foreclosure and real estate records: the summons and complaint that start the lawsuit, the judgment, the notice of sale, the assignments that show who holds a loan now, and the docket, the court’s list of everything filed in a case.
We know what each paper is called, what date it carries, which office holds a copy and how to get it. These papers are not new to us, and you will not have to explain them to us.
Over twenty years, more than 15 independent licensed attorneys, each running their own practice, have received files we organized, at a homeowner’s request and with the homeowner’s permission.
They are independent: they set their own fees and answer to you, and you would be their client, not ours. If you ask, we can give you the names of attorneys we have worked with.
Before you hire anyone, check the license with your state bar and get the fee agreement in writing. You are free to hire any attorney you want, including one we never mentioned.
Two beliefs shape every document we build.
Most of the fear in a foreclosure comes from a file nobody has ever put in order. When every paper is found, connected and dated, you and your attorney can see the whole story and spend your time deciding what to do next.
Before any work starts, we tell you what your document will cover and quote the price for the research it needs, in writing.
We would rather lose the work than sell you something that does not fit.
Our only office is in Valley Stream, New York. We work with homeowners in other states by phone, email and mail.
