Please read them. By using this website, you agree to them. If you do not agree, please do not use the website. If you sign a written service agreement with us, that agreement wins wherever it differs from this page.

1. Who we are
Prime Real Estate Consultants is a non-attorney consulting and document support business located at 70 Sunrise Highway, Suite 500, Valley Stream, NY 11581.
2. What we are not
We are not a law firm. We are not attorneys. We are not licensed to practice law in any state.
We do not give legal advice. We do not represent you. We do not prepare court papers for you. We do not file court papers for you. We do not appear in court for you. We do not speak to a judge for you.

3. No attorney-client relationship
Using this website does not create an attorney-client relationship. Neither does calling us, emailing us, sending us documents, or paying us.
Because we are not your attorneys, what you tell us is not confidential in the way it would be with a lawyer. It is not protected by attorney-client privilege.
4. Nothing here is legal advice
Everything on this website is general information. It is not legal advice. It is not tax advice. It is not financial advice.
General information cannot tell you what to do in your case. Only a licensed attorney who knows your facts can do that.
Do not rely on this website instead of hiring a lawyer. Do not delay hiring a lawyer because of anything you read here.
5. What we provide
Depending on what you order, we may:
- Review the documents in your foreclosure file and give you a written report that lists and organizes them
- Provide non-attorney clerical and document support at your direction
- Look up public records and published decisions and give you what we find
- Help you gather and organize the paperwork a lender asks for in a loan modification package
- Research the public record on a property title
- Research whether surplus funds may exist after a foreclosure sale
- Give you general information about bankruptcy, hard money lending, and other topics
- Give you contact information for independent attorneys and free housing counselors
- Sell branded merchandise
Everything we deliver is information and clerical support. It is not a legal opinion about your case.
6. Homeowner Research Document
The Homeowner Research Document is research and data built around your property: the filings on it, how they connect, the numbers behind them, data from homes with similar filings, and alerts when the public record for your property changes. It is tuned to your circumstances, and foreclosure is one of them. Its price is quoted for each document, based on the research it needs, and set out in your written service agreement.
If you are facing foreclosure, it includes a report on your foreclosure file: the papers in your case with their dates and sources, how they connect, a timeline of filings and deadlines, the related figures, and which papers the record refers to that we could not find a copy of. It does not tell you whether you have a valid legal claim, what to file or what to do. Those are legal questions for a licensed attorney.
A gap in the paperwork is not proof that anything went wrong. A paper we could not find may simply never have been recorded. It does not by itself stop a foreclosure, cancel a debt, or change what a court will do. Whether anything in your file matters is a legal question, and only a licensed attorney can answer it.
We can only review documents you give us and records that are published. If a document is missing from what you send, it will not be in the report. Figures from similar homes and cases describe those records; they are not a prediction for your property.
7. You make every decision
You decide what to do with anything we give you. You decide whether to file anything. You decide whether to hire an attorney. You decide what to say to your lender.
We do not make those decisions and we cannot make them for you.
8. No promises about results
We do not promise any result. We cannot stop a foreclosure. We cannot delay a foreclosure. We cannot make your lender change your loan. We cannot make a court rule in your favor.
IMPORTANT NOTICE
Even if you accept this offer and use our service, your lender may not agree to change your loan.
Prime Real Estate Consultants is not associated with the government, and our service is not approved by the government or your lender.
9. Deadlines are your responsibility
Foreclosure has strict deadlines. Missing one can cost you your home permanently.
We do not track your deadlines. We do not calendar your court dates. We do not remind you about a sale date. We are not responsible for any deadline in your case.

10. Your responsibilities
You agree to:
- Give us true and complete information
- Give us complete copies of the documents you want reviewed
- Tell us right away about any court date, sale date, or deadline
- Use the website lawfully
- Not copy, resell, or republish our reports or website content
We may stop working with you if you give us false information or use our services to break the law.
11. Attorney referrals
If we give you an attorney's name, that attorney is independent. We do not employ them, supervise them, or control their work. We are not responsible for what they do. Read our full attorney referral disclosure on the referral page.
12. Calculators
The mortgage calculator and the hard money calculator give rough estimates only. They are for planning. They are not offers. They are not quotes. Your real numbers come from your lender in writing.
13. Merchandise store
Orders from the merchandise store are subject to availability. We will tell you the price and shipping cost before you check out. Unworn, unused merchandise may be returned within 30 days for a refund of the purchase price. Shipping costs are not refundable. Email customerservice@
14. Your written agreement controls
If you sign a written service agreement with us, that agreement governs the service. If anything in these Terms conflicts with your signed agreement, the signed agreement wins.
Your signed agreement will explain your right to cancel under the law of your state. Nothing on this website takes that right away.
15. Our content
The text, reports, forms, logos, and design on this website belong to Prime Real Estate Consultants. You may print pages for your own personal use. You may not copy them for a business, republish them, or sell them.
16. Other websites
We link to other websites. We do not control them and we are not responsible for them.
17. The website is provided “as is”
We work hard to keep this website accurate and available, but we cannot promise it will always be correct, complete, current, or working. Laws change. Court rules change. Information here may be out of date.
To the fullest extent the law allows, we disclaim all warranties, express or implied, including warranties of merchantability, fitness for a particular purpose, and non-infringement.
18. Limits on our responsibility
To the fullest extent the law allows, Prime Real Estate Consultants is not responsible for indirect, incidental, special, or consequential damages, including lost profits, lost home equity, or loss of your home.
To the fullest extent the law allows, our total responsibility to you for any claim is limited to the amount you actually paid us for the service the claim is about.
Nothing here takes away a right your state gives you.
Some states do not allow the limits above, and some states make any waiver of your rights void. In those states, these limits do not apply to you, and you keep every right your state law gives you.
19. Indemnification
If you use this website or our services to break the law, or you break these Terms, you agree to cover our reasonable costs if someone sues us because of what you did. This does not apply to anything we did wrong.
20. Which law applies
These Terms are governed by the laws of the State of New York, without regard to conflict-of-law rules. Any dispute will be brought in a state or federal court located in Nassau County, New York.
If your state's consumer protection law gives you the right to sue where you live, or applies its own law to your agreement, that right is not affected by this section.
21. If part of these Terms is unenforceable
If a court decides part of these Terms cannot be enforced, the rest still applies.
22. Changes
We may update these Terms. We will post the new version here and change the “Last updated” date. Changes apply going forward, not backward.

Many states and counties also run free foreclosure prevention programs. We want you to know about them, whether or not you ever hire us.
