If you are facing foreclosure
The Homeowner Research Document is research and data built around your property. If you are facing foreclosure, it includes a full report on your foreclosure file, organized so your attorney can work from it at your first meeting.
What your foreclosure report includes
We build it from the papers you send us and from the public record: the court’s docket and the records at your county clerk’s office.
- Every paper in your case, dated and sourced. The summons and complaint, the mortgage and note, and every filing and notice since, each with where it came from.
- How the papers connect. From the original loan through every transfer and assignment, so the history of your loan reads as one story.
- A timeline. Every filing and every deadline in your case, in order.
- The numbers. The amounts and dates on your record, and how cases like yours have moved through your court.
- The papers your record refers to that are not in your file. Each is named, with the office that would normally hold it.
The report is one part of your Homeowner Research Document, which also keeps your property’s record current with alerts when anything new is recorded. See everything the document includes.
Research beyond your file
We study the public record around your case and bring it into your report.
- The company suing you. The plaintiff and the servicer, named exactly as the court file names them, and the other foreclosure cases that plaintiff has filed in your court.
- Your judge’s published decisions. The decisions your judge has published in foreclosure cases, and the written rules for that courtroom.
- Cases like yours. Foreclosure cases in the same court with filings like yours, and the decisions and dockets published in them.
We bring it together, count what repeats, and show where your case sits among them. See how the research works.
Questions about your foreclosure report
I do not have all my papers. Can you still do this?
Yes. Send what you have. We pull the other papers in your case from the court’s docket and your county clerk’s records.
What happens after I call?
A person answers. We ask about your property and the papers you have, and tell you what your document will cover. Nothing starts until you have agreed to the scope in writing. See the four steps.
Can my attorney use the report?
Yes. That is who it is built for. Every paper is dated and sourced, so your attorney can check any page against the court file. If you do not have an attorney yet, we can coordinate a referral.
What does it cost?
The price is quoted for your document, based on the research it needs. Call 516-499-1731 for a quote.
