This is an estimate, not an offer.

It leaves out property taxes, insurance, mortgage insurance, escrow, late charges, legal fees and other costs unless you enter them. It is not a quote or a promise of credit. Your actual payment comes from a lender's written disclosure. Prime Real Estate Consultants is not a lender or a mortgage broker.

In plain English: escrow is the account a servicer uses to hold your tax and insurance money. Your servicer is the company you send your monthly payment to.

Total of all payments is the principal and interest paid over the full term. It leaves out taxes, insurance and the other monthly amounts, because those change from year to year and no calculator can know what they will be.

How to read your estimate


The principal and interest figure is the loan payment itself. The total monthly payment adds taxes, insurance and anything else you entered. That total is what usually leaves your bank account each month, and it is where most surprises live. Total interest is the cost of borrowing over the full term, and it is often larger than people expect.

Every figure is rounded to the nearest dollar. The calculator assumes the rate never changes and every payment is made in full and on time. It does not know about late charges, legal fees, an escrow shortage or a rate that adjusts later.

If a figure here does not match your mortgage statement, believe the statement.

Where your real numbers come from


A calculator cannot tell you what you owe. These documents can, and every one of them is a paper you already have or can ask for.

  • Your monthly mortgage statement. It shows the principal balance, the interest rate, the escrow amount, and any fees that have been added to the loan.
  • Your yearly escrow analysis. Your servicer sends one at least once a year. It explains why the tax and insurance part of your payment went up or down.
  • Your Closing Disclosure. The form you were given at closing. It lists the rate, the term, the monthly payment, and every cost you paid that day.
  • Your note and your mortgage. The note is the promise to repay and sets the rate and the term. The mortgage is the paper that secures it against the property.
  • A written payoff quote. The amount that ends the loan completely. Only your servicer can give it to you, and it is good only through a date the quote names.
  • A written reinstatement quote. The amount that brings a loan current after missed payments. Same rule: only your servicer can give it, and it expires on a date.

If you cannot find one of these, ask your servicer for it in writing and keep a copy of what you sent. You may contact your lender or servicer directly, at any time, and you need no one's permission to do it.

Your statements show the loan from the servicer's side. The public record shows the rest: the recorded mortgage, each assignment and any court filing. If you are behind on your payments


A calculator will not tell you what it takes to bring a loan current. That figure is called a reinstatement amount, and only your servicer can provide it, in writing.

Both that figure and a payoff figure move as fees are added, so a quote from last month is not the figure you owe today.
