What we research around your case


The company suing you

The plaintiff named in your court papers may be a trust, with a separate company servicing the loan. We research both.

We pull both names exactly as the court file states them, and every recorded assignment of your mortgage, in order. We add their public business records and the other foreclosure cases the same plaintiff has filed in your court.

Your judge’s published decisions

We pull the decisions your judge has published in foreclosure cases, and the written rules for that courtroom: how papers are submitted there, and when parties appear.

Everything we compile about a judge comes from published court records: we never contact a judge or chambers, and we do not predict what a judge or a court will do.

Cases like yours

We find foreclosure cases in the same court with filings like yours, and pull the decisions and dockets published in them.

How the research works


The parties in a foreclosure can be three companies deep: a trust, a servicer, and whoever wrote the loan first. The papers that connect them were filed years apart, in different offices. Here is how we bring them together.

  • Gather. We pull the documents themselves, not summaries. Court filings come from the court’s electronic filing system (NYSCEF in New York). Deeds, mortgages and assignments come from the land records (ACRIS for most of New York City, the county clerk elsewhere). Each one is sourced with its case number, recording date or clerk’s reference, so your attorney can pull the same page and check it.
  • Connect. We link each filing to the ones around it: who held your loan and when, each transfer and assignment, and which filing answers which.
  • Count. We count what repeats across the plaintiff’s cases and the other cases in your court: the same filings, the same parties, the same issues.
  • Compare. We set your case beside cases like yours: the filings they share, and how those cases have moved through your court.
