Liens on your property

A lien is a claim against a property for money owed.

Your Homeowner Research Document shows every lien recorded or filed against your property, connected, dated and counted, with alerts when anything changes.

Common liens on a property

  • Mortgages. The lender's claim that secures your loan.
  • Judgment liens. A court judgment against the owner, once filed with the county, generally becomes a lien on property there.
  • Tax liens and warrants. For unpaid property, state or federal taxes. More on tax judgments.
  • Local charges. In some places, unpaid water, sewer or other local charges.
  • Mechanic's liens. Filed by a contractor or supplier who says they were not paid for work on the property.

Most liens are recorded or filed in the county where the property sits.

Liens and foreclosure

Liens are part of what happens when a property is sold, including at a foreclosure sale.

In New York City, unpaid property taxes and some city charges can be sold in a tax lien sale, which the Department of Finance says can be a first step toward foreclosure. See how liens work for New York City properties.

Lien research for your property

Homeowner Research Document

Research and data built around the liens on your property:

  • Every record, found and sourced. Each mortgage, judgment lien, tax lien and mechanic’s lien recorded or filed against your property, with where it came from.
  • Connected. Each lien matched to any release or satisfaction that answers it, and each mortgage to its assignments, so the history reads as one story.
  • The numbers. Amounts and recording dates on each lien, and how often the same kinds of liens show up across similar homes.
  • Homes like yours. The public records of homes with similar liens, set beside your own.
  • Kept current. Alerts when a new lien or release is recorded for your property.

If you are facing foreclosure, it includes a full report on your foreclosure file.

The price is quoted for your document, based on the research it needs.

Not offered for properties in California or New Jersey, where we coordinate attorney referrals only.
