New York foreclosure is a court case in the Supreme Court of the county where the property sits, with a docket and a judge. It is the state we have worked in longest, from our office in Nassau County.

Memphis, Tennessee
Research and referrals
Most Tennessee foreclosures happen outside court, run by a trustee named in the loan papers. No judge sees the file unless someone brings a case, so the notice dates, and the envelopes, are what matter.
Chicago, Illinois
Research and referrals
Illinois foreclosure is a court case, run in Chicago through the Circuit Court of Cook County. It has waiting periods many homeowners never hear about, and the court must confirm a sale before it is final.
Atlanta, Georgia
Research and referrals
Most Georgia foreclosures happen outside court, with no complaint and no summons. Sales are held at the county courthouse on the first Tuesday of the month, so the calendar is the whole story.
Florida
Research and referrals
Florida foreclosure is a court case in the Circuit Court of the county where the property sits, and the first deadline to respond is shorter than most expect. Most counties now sell online, in auctions run by the clerk of court.

In New Jersey and California, we coordinate attorney referrals only. Every attorney we refer you to is independent, and none works for us.
New Jersey
Attorney referrals
New Jersey foreclosure is a court case in the Superior Court, and the Office of Foreclosure in Trenton handles uncontested files on the papers. The county sheriff runs the sale.
San Francisco, California
Attorney referrals
Most California foreclosures happen outside court, run by a trustee on a schedule set by recorded notices. In San Francisco, those notices are recorded with the Assessor-Recorder.
